Developing a large-scale industrial site spanning over 76 acres required advanced coordination across multiple infrastructure systems. The design needed to support heavy industrial use while addressing stormwater management, utility capacity, and site accessibility—essential for the high demands of a manufacturing operation.

The Challenge
The project site, located along the beachfront in Luquillo, presented several key challenges: ensuring structural resilience against coastal conditions, integrating stormwater management to address heavy rainfall, and optimizing land use while preserving the area's natural beauty.

The Solution
Our team applied site-specific civil engineering strategies tailored for coastal development. This included resilient grading and drainage design, utility coordination, and erosion control measures to protect the structures and surrounding environment. Close collaboration with architects and local agencies ensured all regulatory and environmental standards were met.

The Impact
The completed development introduced 60 modern, multi-family apartment units that provide much-needed residential housing in a prime coastal location. The project not only enhances the local housing market but also contributes to the area’s economic growth and community development.
