Developing a large-scale industrial site spanning over 76 acres required advanced coordination across multiple infrastructure systems. The design needed to support heavy industrial use while addressing stormwater management, utility capacity, and site accessibility—essential for the high demands of a manufacturing operation.

The Challenge
Developing a multi-use retail site on a 3.06-acre parcel in a growing area of Orlando required a flexible and forward-thinking civil engineering approach. The site needed to support current tenants—a Bubble Laundry and Dunkin’ Donuts outparcel—while also being adaptable for future development opportunities. Stormwater management, utility coordination, and site accessibility were key design considerations.

The Solution
Our team delivered a full suite of civil engineering services to prepare the site for both immediate and future use. We designed and installed an underground stormwater system, a lift station, and coordinated all utility infrastructure. A detailed grading and drainage plan was developed to ensure site functionality, and pavement and signage plans were tailored to support smooth access, circulation, and tenant needs.
